Site and land-use concept

The site had originally been earmarked for a holiday park. The revised concept examined a combination of digital infrastructure and power generation. The work considered how to allocate land between these uses and divide the development into independently usable sections. The overall site area needed to be distinguished from the land allocated to each proposed use.

Power supply and development phases

The concept incorporated solar generation, agrivoltaics and battery storage. Batteries were considered for peak-load management, alongside potential users of data-center waste heat. A nearby high-voltage transmission corridor provided a starting point for investigating power supply. Published grid data were assessed to identify the connection questions requiring further clarification.

Phased development was intended to align land requirements and capital expenditure with actual demand for data-center capacity. Investment and operating cost scenarios made it possible to compare different allocations of land and sequences of development.

Project materials and coordination

The work covered site and market analysis, financial assessment of the options and preparation of an investment memorandum and supporting project materials. It also included explaining the concept to prospective investors, responding to questions and coordinating with the owner. Outstanding planning, environmental and grid connection questions were brought together for the next stage of development.
