A property with several income sources
The existing property combined a hotel operation with retail, food and beverage premises and parking facilities. Its financial assessment therefore needed to consider both the asset as a whole and the different functions of its components. The hotel included conventional rooms and apartments suitable for both shorter visits and extended stays.
Hotel market and property assessment
The market review considered regional competitors and several sources of demand: business travel, temporary work-related stays, leisure visits and events. These distinctions informed the assessment of the hotel offering.
At property level, the available asset, lease and income information was brought together. The assessment considered the relationships between the uses and the respective commercial conditions of the hotel, retail premises and parking facilities. Potential longer-term uses were also examined as scenarios.
Transaction preparation
An investment memorandum consolidated the financial analysis and its assumptions. Project work also included preparation of materials and coordination of further discussions about marketing and property review.
